Minutes of the committee of Playa Flamenca X held on Friday January 27th, 2017 .
Present : President Tony Mayes, Carol Dickons, Jos Whitehouse, Ron Thompson and Robert Bellin. Apologies from Rob Wise and Norman Brunt.
- The president reported that the villa, number 1763 was in the process of being purchased and the bank which owned the premises had given permission for the new owner to undertake works in the building and grounds. If any resident sees such work going on there is no need to be concerned, all is in order. Arrears were standing at 13,197 euros and this will be substantially reduced once the purchase of casa 1763 is completed.
- Cash in the bank totals 19,628euros, but with some expenditure agreed at the AGM to be undertaken and paid. The next cash injection will not be until late Autumn.
- Pool supervision in summer. It was agreed at the AGM to employ a pool supervisor during July and August. It was also agreed to spend the sum of 3,000euros on supervision. The committee agreed to negotiate with a fully registered company to have on-site supervision between 11am and 2pm and 6pm and 9pm every day, flexible depending on weather and need. This is expected to cost approximately 3,000euros, but the committee accepted that to have supervision during pool opening hours would be too costly. It was also agreed that the pool supervisor would report serious problems he encounters and all would be discussed immediately with house owners with a view to preventing repetitions.
- The formal agreement between the Housing and Garage Communities for a structural review of the garage area by a properly qualified professional is to be signed next week. It will provide that the cost of the review will be shared on a 50/50 basis. The committee agreed to seek costings from three architects/surveyors and scope of works. It was unanimously agreed that only the chosen professional should undertake the survey without let or hindrance from some residents who have expressed a wish to be present.
- After the December heavy rains, which caused some water to penetrate the garage area , the GC administrator called in an insurance assessor. His conclusion was that no damage had been caused but he noted some water into the area of garage 35 and the patio above was in need of maintenance. The president reported he had asked the HC administrator to write to the owner requiring the re-grouting of the patio. The committee agreed to ask Sonia to send a letter to owners of houses above garages stressing the need to have patios regularly maintained.
- A resident living above the garages suggested that a “suitable extractor” should be installed in garages to prevent any possible Carbon Monoxide (CO) build up. The committee’s view is the vehicular use of the garages was so low that any gases in the area would be minimal, and previous inspections had concluded the existing vents were adequate. The committee resolved to take no action and to advise any concerned owner to purchase a CO sensor, which were inexpensive.
- The committee discussed at length the problem of feral or semi-feral cats and, in particular, an owner keeping many cats to stray from her quad onto terraces of neighbours. The AGM agreed that if the owner did not stop the anti-social behaviour, court proceedings would follow. The administrator stressed that all affected owners now needed to gather evidence of cat problems, pictures, estimates of damage, etc. to present to court. Without it court action would be impossible. Jos agreed to discuss this with residents and to help them to gather evidence.
- The committee discussed the difficulties being experienced by some owners to have fibre optic broadband and TV into their homes. The company will install only to those properties where it is possible to pull cable through existing trunking. The trunking supplying homes above garages runs through a garage owned by a German who has not yet responded to requests to give the company access. The committee noted the situation with regret.
- Jos drew attention to a pool of darkness at night at the steps near the west pool. The president agreed to discuss the removal of ivy on the railings to give more light to the area..
