Structural Survey Report

In March 2017 the urbanisation committee appointed Javier Gomez Escudero, of the Torrevieja-based company Architect88 to carry out a full and comprehensive inspection of the underground garages and walkways and patios above, as authorised by the 2016 AGM.

This report has now been received and is reproduced here in full.

Matters relating to the report needed clarification :

1. The inspector in his report takes issue with the fact that no fire extinguishers were present in the garages at the time of his inspection. This inspection took place almost a month ago. The nine extinguishers are now restored to their rightful places having been checked and inspection dated for 2017. I have taken members of the community committee into the garages to verify this.

2. The inspector has raised the issue of the possibility that the steps at the eastern end of the central walkway did not have an “anti-leakage asphalt” underneath. These steps did not form part of the work undertaken by the company Reformasessor in 2015 to conform to the court order against the community.

3. The picture in the report of a gap in the grouting of a balustrade has been dealt with.

Within the next week or two a builder recommended by the architect will submit estimates for the works as detailed in the report.  Once the estimates are to hand our urbanisation committee will consider the next steps and discuss the programme and costings with the  garage community.

Main Findings of the Survey

Here are the main findings which directly concern the housing community…

1. The main support structure of the complex is sound and there is no cause for concern.

2. The principal cause of water still getting into the garages is the poor maintenance of patios, with missing grouting between tiles allowing rain or hose water to seep down.  It is the architect’s opinion that owners must remedy this as soon as possible. Works on the three patios undertaken two years ago were deemed satisfactory.

3. Gaps between the roadways and the garage walls should be sealed, a vent on the roadway should be sealed, a drainage channel should be provided around the garage structure under the patios to stop water running down the garage external walls; repairs should be made to rendering where cracks are appearing and within the garages the internal seal between the two structures should be made watertight.
